New houses around Macclesfield, on estates in Tytherington, towards Broken Cross, in Poynton and in growing villages such as Chelford, are usually kinder to a van than a cottage stair. The drive is new, the rooms are empty, and the doors are a standard width. The risk is the clock. Handover is a process, not a promise that keys appear at 9am because that is when you booked us.
Do not treat the date as fixed
Ask the developer what “completion” means on that site. Sometimes you get keys only after a snagging visit. Sometimes the road is still a building site and the site manager will not allow a large van until a certain hour. Sometimes the house number is not obvious from the road. We need a person who can point at the plot.
House removals can be booked against the date you expect. Get a quote with a note that it is a new build. Quotes stay valid for 3 months, which covers a slip better than a booking made for a single morning with no room to move.
If keys are late on the day, call before we are loaded and halfway there. Waiting at a barrier with a full van helps nobody.
What is simpler, and what is not
Empty rooms mean we are not weaving around someone else’s sofa. Protect floors if you care about a new finish. Tell us if you want appliances left in boxes for a fitter rather than unwrapped in the kitchen. Plot drives can be short, and the turning head may be full of other trades. Say if the estate has a one-way construction route.
Council tax and bins will not set themselves up because the house is new. Cheshire East still needs the address. The same goes for a GP. Those are your jobs, not the crew’s.
Pack for an empty house
You will want a box with kettle, mugs, soap, phone chargers and bedding in the car, not at the back of the van. Label rooms to match the plan, because “bedroom two” is easier to get wrong when every room looks the same. Insurance is provided. Ask us what is covered when you book.
If the old home is a terrace in town and the new one is a plot with a drive, tell us both. The difficult end is often the one you are leaving.
